New Tenant Prospect Information

If you are interested in applying for our available rental at 4316 NE 35th Avenue, Portland, OR, please follow the steps below.

Step 1: Initial Contact

  • Rental reason(s)

  • Desired Move In Date

We are open to conducting a showing, if so desired as well.

Step 2: Invite to Apply & Screening Criteria

We will either add you as a new lead and then invite you to apply, but will also send you a message asking you to acknowledge that you have accessed website, read, and understood the screening documents as provided on the Tenant Screening  using the TurboTenant messaging platform.

The documents include:

  • Rental Criteria

  • Right to Request a Modification or Accommodation Notice

  • Statement of Applicant Rights and Responsibilities Notice

  • Financial Responsible (Rental Criteria – Standard Financially Responsible)
  • Non-Financially Responsible (Rental Criteria – Standard Non-Financially Responsible)

Step 2: Application & Screening Process

  • You will complete a screening and application which will include some initial questions:

    • Financial Information

    • Monthly Income

    • Credit Score

    • Desired Move-In Date

  • Then, you will proceed with the rental screening and application process, which will need to include: 
    • # occupants
    • # Pets (breed, name, weight and age of each pet)

Step 3: Lease & Deposit/Rent

  • To execute the lease and hold the unit, you’ll need to submit:

    • Non-Refundable Cleaning Fee: $200
    • Refundable Security Deposit: Amount varies based on screening results
  • First Month’s Rent:

    • $2,750/month with discount for leases, prefer 2 months or more 

    • Pet Rent $35 for dog/$25 for cat; if applicable
